Bellbrook Association ACR Reference Sheet
Purpose
The Architectural Change Request (ACR) process ensures that all exterior improvements and changes in Bellbrook maintain a consistent, high-quality appearance that preserves property values and community character.
When You Need to Submit an ACR
Before starting any exterior change or improvement, you must receive written approval from the Bellbrook Association. This includes, but is not limited to:
- Home additions or exterior remodels
- Decks, fences, patios, or sheds
- Driveways, walkways, or landscaping changes
- Playsets, basketball hoops, or flag poles
- Roof replacements or exterior painting
- Mailboxes, solar panels, or satellite dishes
If it changes the look of your property, it likely requires an ACR.
How to Submit an ACR via PJ Morgan Real Estate
- Log in to AppFolio using your PJ Morgan Real Estate credentials.
- Navigate to the Bellbrook ACR portal.
- Complete the ACR Form, including:
- Description and location of improvement
- Materials, colors, and finishes
- Plot plan or photo showing placement
- Attach two sets of detailed plans (if applicable).
- Submit the request through the portal.
- Wait for written approval from the Board before starting any work.
Tip: Work cannot begin until written approval is received. If you don’t hear back within 30 days, your request is considered disapproved.
Architectural Guidelines
Exterior Colors
- Only neutral tones of browns and grays are permitted.
- All exterior paint colors and siding colors must be approved prior to installation.
- Vinyl siding, including lap width and color, must be submitted for approval.
Roofing
- Roofs must be covered with wood or asphalt shingles in “weathered wood” color, or another color/material specifically approved in writing.
Fencing
- No fence may extend beyond the front line of the home.
- Lots 34–53: No fences allowed.
- All other lots: Only tan PVC fencing up to 6 feet tall is permitted.
- No chain link, wood, white or black PVC fences are allowed.
Structures & Improvements
- Only one single-family dwelling with an attached two-stall garage is allowed per lot.
- No detached garages, sheds, or outbuildings without written approval.
- No temporary structures such as tents, trailers, or portable carports.
- Playground equipment and swing sets must be placed behind the home’s center line and screened from public view.
- Satellite dishes must be 20” or smaller, attached to the home, and not visible from the street.
- Storage sheds and solar equipment require prior written approval.
Driveways & Sidewalks
- Must be constructed of concrete, brick, or approved paving stone.
- Asphalt overlays are not permitted.
General Maintenance
- Homeowners must maintain roofs, gutters, siding, paint, landscaping, and fences in good condition.
- The Association may perform maintenance if standards are not met and charge the cost to the homeowner.
Reminders
- Approval from the HOA does not replace required city or county permits.
- Construction must be completed within one (1) year from start.
- All improvements must comply with setback requirements and covenants.
